Sellers

What is the difference between selling a house through Forefront and a traditional High Street Estate Agent?

Nothing at all! The service and local expertise remain the same as a traditional high street agent, but our vendors enjoy a fixed fee which can be paid on completion with the option of reducing it significantly by paying part or all of it upfront! Plus if you conduct your own viewing then we reduce the fee further - the choice is yours - putting you in control.

Internet estate agents charge the same amount as you but cover the whole country! How do you keep your fees so low and remain local?

In many ways we are set up like an internet Estate Agent and as such our fees reflect this. We don’t have expensive high street offices but have remained local by simply coming off the high street. Unlike internet agents who then target the whole country we concentrate on the local market. We have utilised technology to offer a fast and effective service with minimal overheads which we reflect in our low fee structure. In effect we have positioned ourselves in between the traditional expensive high street Estate Agent and the Internet Agent giving our customers the best of both worlds.

Which areas do you cover?

We cover Swindon, South Cerney, Cirencester and surrounding towns and villages in Wiltshire and Gloucestershire.

But how effective are you at selling houses online and can I market my property with other Agents?

Over the years we have been trading, Forefront have exchanged and completed on over 800 properties and counting! Our extensive and targeted marketing continuously provides outstanding and proven results. We advertise on all of the major property portals, as well as on our own user friendly responsive website.

You are able to market your property with other Agents if you chose to pay all your fees upfront, but we think you’ll find that our fantastic service negates the need for you to look elsewhere.

With your upfront fees, what’s your incentive to sell my property once you've got my money and what happens if I change my mind?

Our reputation depends on your satisfaction and achieving great results. We wouldn’t still be in business today if we didn’t actually sell any houses! We’re only as good as our last success and we hope you would want to come back to us in the future and recommend us to your friends and family.

With regards to changing your mind - As your property has already been advertised and we have incurred costs, we cannot refund the upfront fee. However, if you come back to us in the future then we honour any upfront payment you have made and you will only have the deficit to pay if the upfront fee has gone up at the point of instructing us again.

Will you value my property for me?

Yes, we will come and put your property onto the market but will bring comparable properties that have sold in your area so we can firm up an asking price. Our experienced valuers will provide you with an accurate and realistic market value.

How important is it to choose a good solicitor?

Choosing the right conveyancing Solicitor will help your sale go through more smoothly and protect your interests. Selling your property may be one of the largest financial transactions you encounter so making sure you use an experienced and trusted Solicitor is very important.

We can recommend a firm of local Solicitors who we trust implicitly. Most of our Vendors and Buyers instruct them and they have an excellent reputation.

I don't know which fee structure to choose. Which is the most popular?

It really depends on the individual. The most popular is to pay part or all of the fee upfront as it saves our customers thousands but even paying on completion is cheaper than using a traditional agent. The majority of our vendors who live at home or close to the property they are selling conduct their own viewings and enjoy the savings. Most traditional agents will try and get the vendor to do the viewings anyway, but with Forefront you know where you stand!

Do you vet potential viewers?

Yes. We make sure we only send you qualified Buyers who are ready to buy and any chain details have been established.

How long does it take for my property to be online and how long do you market it for?

Once you have instructed Forefront your property can be advertised almost immediately. Our expert team can create floorplans and take professional images quickly and efficiently and upload them straight to our website and portals like Rightmove and Zoopla in next to no time. We then market the property until we have found a buyer.

What's the first step if I decide to sell my property through Forefront and how quickly can you visit?

The first step is to get in touch with us by either calling or filling in our contact form. What is the difference between letting your property through Forefront and a traditional High Street Estate Agent/Letting Agent?

The only difference is that we don’t have expensive high street offices and as such can offer value for money compared to traditional high street Agents who come with a hefty price tag!

Plus, with our multi-levels of service, you only need to pay for the service you need as one option doesn’t always fit all.

Yes. Because we are transparent with our fees you can choose the option you want to take and we will do all the work to market your property on the same day. Plus, the technology we use means we can have properties on the market very quickly.

I don't know which service to choose. Which is the most popular?

Our Fully Managed Service is the most popular as this ensures Landlords are on top of all their legal obligations and their tenancies are run smoothly with minimal time investment required by the Landlord.

If you can’t decide, you can always choose our “Tenant Find Service” and increase the level of service we provide at any time.

Buyers

What is the difference between buying a house through Forefront and a traditional High Street Estate Agent?

Nothing at all! We offer our vendors a reduced rate if they conduct their own viewings so it will either be ourselves or the vendor showing you around the property but we will notify you who it will be when you arrange the viewing.

Should I find out how much I can spend before I start looking and can you recommend a mortgage advisor?

Yes, organising your finances beforehand is strongly advisable. We have excellent Mortgage Advisors on board who are completely independent to assist you with all aspects of your finances and DO NOT charge you for their services.

Once you know how much you can borrow, you will know what price of property you can afford.

If you have a property to sell, then it is important to have this property valued so that you can give this information to your Mortgage Advisor.

Once you have the figures sorted then the next step is to put your property on the market and ideally have a buyer secured before you begin your search.  This will put you in a stronger negotiating position and be able to proceed.

I know what I can afford so what do I do next?

Make a list of the things you would like your property to have – size, number of bedrooms, number of reception rooms, type, age, location, garage, garden etc. Rank your requirements so that you know what things you will and will not compromise on. You will find as you start to view properties this list may change but you need a starting point.

How does the viewings process work?

Contact Forefront to arrange a viewing. We will take some details from you and let you know who will be conducting the viewing. We then book a mutually convenient time with either the Vendor or Forefront to show you around. Once a viewing has been confirmed by both parties you will receive an email confirming the details of the appointment, date, time and full address.

How do I make an offer?

Once you have seen a property that ticks the right boxes, simply contact Forefront to make the initial offer. We’ll go through some details with you (if you’re in a chain, information regarding your mortgage etc.) and put your offer to the owner.

What happens after my offer has been accepted?

You will receive a letter detailing that your offer has been accepted from Forefront. Once both parties have instructed Conveyancing Solicitors, a ‘Notification of Sale’ letter will be sent to you and your Solicitor, as well as to the Vendor’s Solicitor – this starts the legal process of purchasing the house.

Why is it so important to choose the right solicitor?

A good Conveyancing Solicitor is vital in ensuring the sales process runs smoothly and as quickly as possible. The firm of local solicitors we recommend are excellent. They communicate well and have a wealth of experience. We can arrange for a quote on your behalf – just let us know – most of our Buyers and Vendors instruct them so we are used to working with them.

Will there be someone I can talk to at the various stages of the buying process?

We will be on hand to support you, right up until the day of Completion.

What happens prior to exchanging contracts?

Just prior to exchanging contracts you will be asked to sign contract papers and give a date when you want to complete (actually move). This date needs to be agreed by everyone in the chain. Your Solicitor will liaise with all other Solicitors in the chain to achieve this. Once this has been agreed your Solicitor can exchange contracts. Once you have exchanged this forms a legally binding contract which means the purchase is secure.

How do I pick up the keys once I’ve completed?

In most cases the Vendor will arrange directly with you a time to meet and handover keys or Forefront will deliver the keys to you at a mutually convenient place as soon we get the call from the Vendor’s Solicitor that funds have been received and keys can be released – then the property is all yours – Congratulations!

What is the difference between renting a house through Forefront and a traditional High Street Estate Agent?

The main difference is that at Forefront our Landlords choose how much or how little they are involved in the rental of their property. Some Landlords will opt to do as much as possible including hosting all the viewings and arranging the Tenancy including all the administration. Other Landlords will ask Forefront to take care of everything from start to finish. Simply ask our team which category the property you are interested falls under.

From a support point of view Forefront choses to limit the number of properties we rent so we can offer a high level of service to both Tenants and Landlords. This means we respond quickly to maintenance issues and queries. We aim to build approachable friendly relationships rather than try to be the biggest letting agent in Swindon and you becoming just another Tenant.

Should I find out how much I can spend before I start looking?

Our reference check company will require you to earn enough to cover the rent. We have provided a calculator below which you can use to determine this. If you don’t earn enough then you may still be able to rent with a Guarantor. They would also need to be reference checked. Salary figures listed are Gross Income.

How do I view one of your rental properties?

As soon as we find you a property that looks like it fits your criteria, contact us straight away – timing is crucial as good properties rent quickly and it would be disappointing to miss out. We will then arrange a viewing as soon as possible.

How do I start the application process?

Once you are happy that one of Forefront’s property is right for you and you would like to go ahead with the rental process, we will invite you to complete a Tenant Application Form. Once signed we will take money for the Holding Deposit, Immigration and Reference checks and put your details to the Landlord.

What costs will I incur? Are there any agency fees?

Forefront are very competitive and we are transparent with our fees so you know exactly what your financial commitment is before you sign. Once you have moved into a Forefront Property there are no further fees to pay. We do not charge to renew or extend your Agreement unlike other Agents.

What is the process for completing a reference?

Forefront will arrange your Immigration Check by asking for a copy of your Passport or other relevant documents. The full Reference Check form will be emailed to you by a company called Rentshield. Simply fill in the information they require and they will do the rest.

What happens once I pass my reference checks?

We will email you a proof Tenancy Agreement for you to read. Once approved this will then be sent to you via a company called Echo Sign for you to sign electronically.

Will there be someone to check me into the property?

Four days before check in you will need to pay the first month’s rent and security deposit. Then either our Inventory Clerk or the Landlord will be in touch to arrange a time to hand over keys and check you into the property.

Who do I speak to if I have problems with my tenancy?

You will need to refer any issues directly to your Landlord, unless they have chosen to use Forefront's Fully Managed Lettings Service, in which case you will need to contact us. Details of who to contact will be supplied with your Tenancy Agreement.

How do I pay my monthly rent?

This will need to be paid to Forefront via a Standing Order if the Landlord is using our Fully Managed Lettings or Rent Collection Service. Should the Landlord choose another service then you will be given the account details for the Landlord so that you can set up a Standing Order directly to the Landlord.
