The fees you see below are the costs you pay, with no hidden extras, so you know exactly where you stand.
On the day you sign the Forefront Tenant Application Form this acts as your committed intent to rent the property. We will therefore take the following payments:
A Holding Deposit of £200
Immigration and Reference Checks - £240 + VAT for the first adult and then £120 + VAT for every additional adult.
These are taken in one transaction as soon as we receive your signed Application Form.
Once the reference checks have been passed there will be an Administration fee of £180 + VAT to process the rest of the application and draw up the Tenancy Agreement.
A Security Deposit - normally one month’s rent – which will be held by the Deposit Protection Service - plus your first month’s rent will automatically be taken four working days before the start of the Tenancy.
There are NO further fees for you to pay – even if you renew/extend your Agreement – Forefront DO NOT charge any additional fees – unlike many of the other local Swindon agents.

How To Rent
What is the difference between renting a house through Forefront and a traditional High Street Estate Agent?
The main difference is that at Forefront our Landlords choose how much or how little they are involved in the rental of their property. Some Landlords will opt to do as much as possible including hosting all the viewings and arranging the Tenancy including all the administration. Other Landlords will ask Forefront to take care of everything from start to finish. Simply ask our team which category the property you are interested falls under.
From a support point of view Forefront choses to limit the number of properties we rent so we can offer a high level of service to both Tenants and Landlords. This means we respond quickly to maintenance issues and queries. We aim to build approachable friendly relationships rather than try to be the biggest letting agent in Swindon and you becoming just another Tenant.
Should I find out how much I can spend before I start looking?
Our reference check company will require you to earn enough to cover the rent. We have provided a calculator below which you can use to determine this. If you don’t earn enough then you may still be able to rent with a Guarantor. They would also need to be reference checked. Salary figures listed are Gross Income.
How do I view one of your rental properties?
As soon as we find you a property that looks like it fits your criteria, contact us straight away – timing is crucial as good properties rent quickly and it would be disappointing to miss out. We will then arrange a viewing as soon as possible.
How do I start the application process?
Once you are happy that one of Forefront’s property is right for you and you would like to go ahead with the rental process, we will invite you to complete a Tenant Application Form. Once signed we will take money for the Holding Deposit, Immigration and Reference checks and put your details to the Landlord.
What costs will I incur? Are there any agency fees?

Forefront are very competitive and we are transparent with our fees so you know exactly what your financial commitment is before you sign. Once you have moved into a Forefront Property there are no further fees to pay. We do not charge to renew or extend your Agreement unlike other Agents.
What is the process for completing a reference?
Forefront will arrange your Immigration Check by asking for a copy of your Passport or other relevant documents. The full Reference Check form will be emailed to you by a company called Rentshield. Simply fill in the information they require and they will do the rest.
What happens once I pass my reference checks?
We will email you a proof Tenancy Agreement for you to read. Once approved this will then be sent to you via a company called Echo Sign for you to sign electronically.
Will there be someone to check me into the property?
Four days before check in you will need to pay the first month’s rent and security deposit. Then either our Inventory Clerk or the Landlord will be in touch to arrange a time to hand over keys and check you into the property.
Who do I speak to if I have problems with my tenancy?
You will need to refer any issues directly to your Landlord, unless they have chosen to use Forefront's Fully Managed Lettings Service, in which case you will need to contact us. Details of who to contact will be supplied with your Tenancy Agreement.
How do I pay my monthly rent?
This will need to be paid to Forefront via a Standing Order if the Landlord is using our Fully Managed Lettings or Rent Collection Service. Should the Landlord choose another service then you will be given the account details for the Landlord so that you can set up a Standing Order directly to the Landlord.
You may be a seasoned renter or your first experience of renting your own home. Either way we are happy to help and advise you even if you are a Tenant with another Letting Agent!

Here are some basic pointers:
Check all the Agency Fees before you sign.
Check the Landlord is meeting all the legislation – most importantly Gas safety, Co2 Emissions and Smoke Alarms.
Check the property on your viewing for signs of damp and mould and ensure any signs will be seen to before you move in.
Raise any maintenance issues or questions you have before you sign.
READ the tenancy Agreement carefully so you are fully aware of your obligations and the Landlords.
